UOB Home Loan

Met up with Bryan and got our home loan settled. Taking a 80% loan (S$780k) for a tenure of 30 years with a 2 yrs lock-in. Interest rates for the 1st yr : 3 months SOR + 0.65%, 2nd yr : 3 months SOR + 0.75%, 3rd yr : 3 months SOR + 0.95%, thereafter : 3 months SOR + 1%.

Option To Purchase

Great news! The Lims were willing to lower their asking price from S$980k and meet us halfway. We agreed to close the deal at S$975k. That works out to almost S$915 psf for the 1066sq feet unit. Vincent was really efficient and immediately get all the updated paperwork plus cheque settled. The only thing we need to do now is to come up with the remaining 4% plus stamp fees in cash.

Offer To Purchase

We went yet again today to Sunhaven to view the 2 bedroom unit for a third time. The first time was just the two of us with Vincent, our HSR agent representative, and Tom, the other party's HSR agent representative. Second time round was with my parents, Vincent wasn't around then. Today, it was with my in-laws, and of course, our agents.



However, the purpose today was not just for viewing the place for a third time.We were actually properly armed. With a cheque book.

Mr and Mrs Lim was visibly taken aback when I suggested sitting down and having a open negotiation. It was a pretty emotional throughout but I thought the way to go about it was to be thoroughly sincere as well as from the heart. Was kinda tensed when I offered our final price at S$970k, bursting our initial budget of S$968k. Left a 1% cheque deposit and all we can do is wait for them to consider our offer.
